Flexiform are proud to have completed the office furniture installation for Hymans Robertson at their new 30 Semple Street offices, an impressive development in the heart of Edinburgh’s Financial District with striking views of the iconic castle and the Pentland Hills. As one of Scotland’s “greenest office developments,” 30 Semple Street sets new standards in sustainability, achieving BREEAM ‘Outstanding,’ a NABERS UK rating, and an EPC A certification.
In collaboration with Interior Design Practice C2 Concepts and fit-out specialists AKP Scotland Ltd, Flexiform transformed the interiors on the Penthouse floors 5 and 6 to create a modern, functional workspace for Pensions specialists Hymans Robertson.
As the client was relocating from a nearby building, the project presented a number of logistical challenges. Hymans Robertson needed to vacate their existing offices and move into temporary accommodation before their new space was ready. Flexiform managed the full process, including the deconstruction, packaging, and transport of existing furniture; re-upholstery of selected pieces; and secure storage of the majority of items for five months. We also oversaw the reinstallment of monitor arms and IT equipment within the temporary space.
This tailored, end-to-end solution, coordinated by our dedicated project manager, ensured a seamless transition. With centralised control of the client’s furniture assets, Flexiform was able to manage each piece effectively and deliver a smooth, well-organised relocation.
This project is the latest in a long standing relationship between Flexiform and Hymans Robertson, with us previously completing projects within their Glasgow and London offices.
Flexiform played a pivotal role in bringing our new Edinburgh office at 30 Semple Street to life. Their professionalism, flexibility, and attention to detail were evident from the outset. In addition to installing new desks across levels 5 and 6 as part of our phased move‑in programme, Flexiform also supported us with storing furniture off‑site and delivering it to the building exactly when needed — ensuring the wider fit‑out schedule remained seamless and efficient.
We were particularly impressed by the care taken in reupholstering some of our existing furniture. This not only helped us maintain continuity across our workspaces but also supported our sustainability goals by giving high‑quality pieces a new lease of life rather than replacing them unnecessarily.
Throughout the project, the Flexiform team communicated clearly, adapted to shifting timelines, and demonstrated a genuine commitment to helping us create the modern, accessible, and welcoming workspace we envisioned. Refurbished Office Furniture
To seamlessly integrate existing furniture with C2 Concepts’ interior designs, we reupholstered a significant number of meeting room chairs and Boss Design Lounge Chairs. Each chair underwent a specialist cleaning of the frames, arms, and backs to enhance hygiene and restore a “like-new” feel, allowing them to blend perfectly with a new matching order. We also reupholstered several lounge chairs in contemporary fabrics, giving them a refreshed, modern look.
Beyond seating, we optimised the office desking by reconfiguring existing frames and components. This maximised capacity, increasing from 1,200 to 1,400 workstations using a combination of A-Up -adjustable desks and Pico modular desks. New FSC® certified worktops were supplied, with the old worktops responsibly recycled. (FSC: C015991)
Agile Office Furniture
Throughout the office, we installed a variety of bespoke Additions 2 collaborative work tables, including distinctive plectrum-shaped designs and longer curved pieces. These were complemented by single Air Pods and larger Camper and Den office pods, featuring canopies and individual focus booth cabins, providing both external meeting areas and semi-private acoustic spaces for internal collaboration. Strategically placed lounge chairs and office sofas created informal zones ideal for individual work or one-to-one meetings.
This flexible selection of agile office furniture allows staff to move freely throughout the office, adapting the space to their needs. It accommodates a range of group sizes while supporting semi-private, collaborative, and informal working environments. By enabling autonomy, flexibility, and opportunities to step away from the desk, this approach enhances staff wellbeing and productivity.
Office Canteen Space
In the staff breakout and canteen, CT Concepts’ design, combined with AKP’s fixed furniture, created a large banquette and seating area that seamlessly transitions into domestic-style library shelving. This arrangement accommodates a high number of users while maintaining clear circulation and flow. The space is complemented by our Additions café tables and a mix of wipeable café chairs, offering flexible seating options.
A standout feature is our Larke mobile gantry table, finished in green with cascading plants to promote relaxation and connect with the expansive city views. Its castors provide future flexibility, allowing the table to be easily moved to host events or adapt the space as needed. The combination of soft, low, and high seating creates a comfortable and functional café environment for all users. Strategically placed recycling bins further support efficient waste management and sustainability within the space.
A Modern, Agile Workspace
In collaboration with Hymans Robertson, C2 Concepts, and AKP Scotland, we have created a striking example of a modern office environment, combining on-trend, visually impactful design with highly functional agile furniture tailored to the needs of the users. The result is a workspace that is both inspiring and practical, supporting collaboration, focus, and flexibility throughout the office.
